Cancellation:
90% of paid prepayments are refundable when canceled 45 days before arrival or earlier.
Rules:
Due to the owner's allergies and respiratory sensitivity please note that smoking (cigarettes/tobacco or marijuana) and vaping are not permitted anywhere on the premises (guests may smoke in the parking area). The use of candles and incense is also prohibited indoors.
Unregistered overnight guests, parties, and pets are not permitted.
Do not unplug/move the router/modem at any time. This can cause disruption to the internet which cannot be restored remotely. Reconnection requires a service call from our internet service provider's technicians before the internet can be restored to the property. Tampering with these devices is subject to a minimum $50 re-connection fee.
Please be respectful of our bed linens and towels by observing the following guidelines: Bed linens, pillows, and bath/hand towels are for indoor use only (separate towels for the pool and beach have been provided for use outside the condo) Please use the provided black makeup towels for removing makeup/foundation or for other beauty and skin products that may stain our regular towels. If you need to clean up a spill, please use the provided cleaning products or paper towels (you can find these under the kitchen sink or in the laundry closet) NOT our kitchen, bath, beach, or hand towels. We understand that accidents happen, but please notify our Property Manager of any spills or stains to linens, towels rugs, or furniture/bedding so that we can properly treat it as soon as possible. Do not remove pillow or mattress protectors at any time.
Do not flush anything other than the provided bath tissue down the toilets (even if the product is labeled “flushable”).
Indoor and outdoor furniture may not be re-arranged and indoor furniture may not be moved outside.
There are locked cabinets in the kitchen and in each of the bedrooms. Please do not attempt to open the cabinets as damage to the doors may result (there is nothing that exciting stored in them anyway)
Trash cans are provided in the bathrooms and kitchen for garbage disposal. Please empty on a regular basis to avoid attracting unwanted odors and pests. Dumpsters are available for guest use and additional trash bags are kept under the kitchen sink.
Illegal substances or activities are strictly prohibited. Any illicit drug use, use of the property for unlawful purposes, or violation of any law or ordinance on or about the premises will immediately terminate the reservation and be grounds for immediate eviction. No refund will be provided for the remaining balance of the stay and guests will also be liable for any and all costs incurred as a result of these activities.
Please promptly notify us of any damaged or lost items. We personally stock our condo and advertise based on certain amenities so we need to know if anything is damaged or lost to ensure prompt replacement for the next guest. We know accidents happen, so our policy is generally not to charge fees for minor accidents or mishaps if a guest notifies us when it occurs. However, for any unreported damages or missing/stolen items that are discovered after checkout, guests will be billed at the actual replacement cost (including shipping and import fees and labor costs for repair/replacement where applicable) PLUS an additional administrative fee of $25 per unreported missing/stolen/damaged item.
As a non-smoking property our regular cleaning fee does not include coverage for disposing of prohibited items after a reservation. Cigarette butts or other smoking related or prohibited items that are left at the property are considered to be an additional cleaning expense and an excessive cleaning fee (starting at $25usd) will be assessed to cover the costs of additional unexpected disposal and cleaning.
Electricity is very expensive in Tulum and our mini split air conditioners will leak if doors/windows are left open while they are running, causing damage to the property. To help conserve electricity, please turn off all AC units when doors/windows are open and turn lights off when not in use. Note that no refunds will be given if an AC unit malfunctions and cannot properly cool the space as a result of guest use while doors/windows are left open.
Taxes
Please note that Mexico has a 22% lodging tax that is added to all bookings. It’s high and we’re happy to give back to the local burgeoning economy for sharing their natural resources with our guests and us.
Property Expectations
Our private plunge pool on the rooftop, and the shared community pools do not have any fencing or gates to prevent unintentional access.
We have regularly scheduled pest control and screens on all sliding doors, however, Tulum is located in a tropical jungle so you may still have visits from the critters that call the jungle home. Please do not approach or interact with wildlife for your safety.
Tulum &Aldea Zama are growing communities & construction is still occurring in the area. Construction, road noise & occasional sounds from neighbors (barking dogs, music, etc) may be heard from the unit (although construction in the community is permissible only during working hours & on Saturdays)
The stair landing and plunge pool deck/stairs do not have railings. An unsupervised child could potentially access the top of the planting beds that line our rooftop patio if they climb onto the wall from the pool or furniture. There are no other railings to prevent a fall if they do so.
Tulum is a growing community and guests should expect construction and potential intermittent power outages (although they are normally temporary). During a power outage Wifi service, AC and the elevator will not work. Battery-powered lanterns are provided in the bedrooms and/or kitchen
This is a two-story property located on the 3rd floor of the building. Guests who want to access the second floor of the condo and rooftop area will need to climb interior stairs. While the building does have an elevator, it may be necessary to use stairs in the event of an outage or emergency
We have one exterior security camera located at the front door to the unit facing the public walkway only. The camera is primarily used for deliveries and security when the unit is not being occupied. Please note it is on at all times and may record audio and video.
